Road Resurfacing

The works to resurface the Boulevard and subsidiary roads will commence in late April 2021 and will be carried out by Griffiths Civil Engineering & Construction on behalf of Lovell and Tirion Homes.

The works are scheduled to last approximately 8 weeks, subject to prevailing weather conditions. To accommodate the works there will be some temporary road closures, diversions and traffic lights in place (which will be clearly signposted), but pedestrian and emergency access to properties will be maintained at all times.

Unfortunately, these measures may cause some disruption and inconvenience to road users, we, therefore, ask that you take the ongoing works into consideration if you are planning a journey during this period to avoid any delays. You may also be required to park your vehicle(s) in another area temporarily.

Moving forward, Lovell’s presence on-site will reduce now that almost all their units are sold. As such, we invite all residents to continue to visit our website and follow the Mill Living team on social media for updates on the Mill including community events, works updates, Neighbourhood Watch and more.

We will update this webpage every week with the latest information.

Over the next week, our works will focus on the installation of new radius kerbs in two locations: Stryd Elai/Main Boulevard junction and Stryd Elai/Maes Papur junction. There will be barriers in place and traffic and pedestrians will be managed locally.

We will also continue remedial works in various locations throughout The Mill, all in preparation for the final surfacing works to the carriageways, which we anticipate to take place end of July 2021. As soon as we know a specific date, we will update residents with further information.

Works will continue predominantly on the Main Boulevard including installing new kerbs and drainage covers.

We advised last week that we would be installing the transition strip kerb lines on the entrances of the car parks located at the back of the houses. Due to supply chain issues and delays with materials being delivered to site, these works did not go ahead and will now be undertaken this week instead. Once these works have been undertaken, we will need to temporarily restrict vehicular access in and out of the car parks to allow the concrete to the new kerb lines to cure. Depending on which entrance we are working on, site staff will be posting letters through the doors of residents who may be required to park in another area temporarily (approx. 1 night).

From Monday 5th July 2021, there will be a temporary road closure in place on the Heol Y Morfa/Main Boulevard junction for approximately 1 day. This will allow us to safely undertake the same transition strip kerb line installation work to that junction. There will be a clearly signposted diversion route in place.

We would like to take this opportunity to thank the local community for their cooperation whilst we undertake these essential works to complete the final surface course to the carriageways.

Over the next week, we will be continuing works in various locations on The Boulevard. These works will include altering kerb lines on the junctions into the car parks which are located at the back of houses. We anticipate the kerb lines to cure within a few hours, however, if this isn’t the case we may need to restrict vehicle movements in and out of the car parks. Depending on our location along The Boulevard, site staff will leave letters on vehicles belonging to those who may be required to park in another area temporarily (approx. 1 night until the kerb lines cure).

There will be site staff working along Heol Y Morfa relocating gullies and on Stryd Elai undertaking alterations to manhole covers. Minor disruption is to be expected in these areas due to the works being managed locally.

The Trem Yr Afon junction leading onto Stryd Elai is now back open following the completion of the drainage works.

Over the next week, we will be focussing on the remedial works on various locations on the Main Boulevard. Minor disruption is to be expected – site staff will be posting letters through the doors of those households that will be required to park in another area temporarily whilst we work outside properties.

We will be returning to Stryd Elai at some point, however, we are waiting on material deliveries to enable these works to progress.

Griffiths has now completed the paved table top works on Stryd Elai and they are planning to open up the carriageway from tomorrow 16th June.

From tomorrow, there will be a temporary road closure in place from the Trem Yr Afon junction leading onto Stryd Elai and ending before the junction onto Ffordd Yr Hen-Dai for approximately 3 days. (Please see the image below)

This will allow Griffiths to safely complete drainage works in preparation for the surfacing works. Parking will be limited at the top end of Stryd Elai however, with the rest of the carriageway reopening, there should be enough space for residents to find alternative parking. There will be a diversion route in place clearly signposted.

Griffiths is aiming to complete the paved table top on Stryd Elai towards the beginning of this week and will be looking to reopen the carriageway over the next couple of weeks when it is safe to do so.

They now have other teams on site that will be working on the main Boulevard, replacing drain covers and kerbs in preparation for the main resurfacing works. Another team will be completing drainage remedials throughout the estate over the next few weeks also.

Griffiths will be looking to bottom out road closure dates for the resurfacing works by the end of this month and will update us further as soon as they have the information.

The Griffiths team have completed the drainage repairs required to the site and will now move on to paving works for the table top construction. They have informed us that the recent bad weather has set the works back slightly and the existing road closures will continue for approximately 3 weeks in order to get all works completed. Teams will be on-site completing other snagging works over the coming weeks after which they will progress to laying tarmac.

There are no major changes or updates to the ongoing works for the week ahead. Over the past week, Griffiths have unfortunately come across some unexpected drainage issues which have delayed the paving works slightly. The ongoing works will continue on Stryd Elai with the current road closure remaining in place.

Polite reminder- please can residents of Stryd Elai continue to place their bin bags at the end of the street where it meets the Boulevard on bin days whilst the road closure is in place. We also remind you that all works are weather dependant.

Works will continue to complete the table top and snagging works to Stryd Elai with the associated road closure remaining in place.
Griffiths will also be moving onto the main Boulevard to complete other snagging works but this will be done with barriers and not traffic lights for the time being. There are no major plant movements planned for the week ahead.
We have been asked to request that residents of Stryd Elai place their bin bags etc at the end of the street where it meets the Boulevard on bin day to ensure they are collected by the waste team.

Griffiths will be continuing with the kerb and paving replacement throughout Stryd Elai this week. The week following (w/c 10th May) they will be constructing the paved table tops on Stryd Elai and a traffic management plan will be put in place which will involve the junction between The Boulevard and Stryd Elai being closed for approximately 3 weeks with signposted diversions in place. Griffiths have requested that residents avoid using the Stryd Elai as of Monday 10th May and have also stressed the diversions in place are very straightforward.

Griffiths Engineering will be setting up the site and looking to undertake minor works this week so expect minimal disruption. Traffic management will be in place from w/c 26/04/21 when they will aim to start work on the ‘tabletop’ traffic calming measures (raised sections of the road).
